Factory-built ADUs
Santa Clarita Prefab and Modular ADU Installer
Factory construction can shorten the build, yet the foundation, utilities, delivery route and permit still happen here in Santa Clarita, and that is the part we handle.
How Prefab ADUs Work in Santa Clarita
Prefab is a broad label. Modular units arrive as one or more finished boxes, with walls, plumbing and wiring already in place. Panelized systems ship as flat wall and roof sections that a crew assembles on site. Manufactured homes built to the federal HUD code are a third category with their own installation rules. Each one sets differently on the ground and through permitting.
Whatever the system, the factory only builds the structure. Someone local still has to design the site plan, pour or set the foundation, run water, sewer, power and gas to the right spot, get the unit delivered and set, and carry the project through inspections. In the Santa Clarita Valley, that local scope is often half or more of the total effort.

Site Work Under a Factory-Built ADU
Every prefab unit needs a foundation designed for the soils on your lot and the loads of that specific product. On level ground in Valencia or Saugus that might be a slab or a perimeter footing. On a sloped lot in Canyon Country it could require stepped footings or piers, which may limit which prefab systems make sense.
Utility runs are identical to a site-built unit. We trench from the house or street to the pad, stub up water, sewer and electrical at the exact points the manufacturer's drawings call for, and coordinate any service upgrade with Southern California Edison. If the factory's connection points shift by a few inches, the stubs have to match, so the drawings are checked twice before the foundation is poured.
- Foundation engineered for the soils and the unit
- Utility stubs placed to the factory's drawings
- Electrical service review and upgrade if needed
- Final connections and inspections on site
Crane Access for a Prefab ADU Delivery
Modules travel by truck and go onto the foundation by crane. That means the street has to accommodate both, and the crane must reach the pad without swinging over power lines. Cul-de-sacs in Plum Canyon or Fair Oaks Ranch can be tight. Gated communities may have their own rules for oversize vehicles and street closures.
We walk the route before choosing a product. Overhead SCE lines, mature trees over the street, narrow side yards and the reach from the curb to the backyard all decide whether a single large module can be set, whether the unit needs to come in smaller sections, or whether a panelized system that is carried in by hand is the better choice. Placement day usually requires a street use or encroachment permit and traffic control. We arrange those in advance.

Permitting a Prefab ADU
Factory-built ADUs still need a local permit. Inside the city, the Planning Division reviews the site plan and the ADU standards, and Building & Safety reviews the foundation and the local work. Units built under California's factory-built housing program carry state approval for the factory portion, which shortens what the local plan checker reviews but does not eliminate it.
For lots in LA County's unincorporated areas, such as Castaic or Stevenson Ranch, the same split happens with the county's agencies. A prefab ADU also has to meet the same setbacks, height limits, fire-zone construction and oak tree rules as any site-built unit.
Choosing Between Prefab and Site-Built in the Valley
Prefab works best on flat, accessible lots where a standard floor plan fits the yard and the owner wants predictability. It is a weaker fit on steep or narrow lots, in areas where delivery is hard, or where the design has to match a specific HOA style. Fire-zone requirements narrow the product choices further.
We help owners compare a prefab system against a site-built design for the same lot. The comparison covers foundation and site work, delivery and crane costs, finish options and how the permit path differs. We do not sell any particular manufacturer's product, so the recommendation is about the lot.
What a Prefab ADU Gives a Santa Clarita Lot
Shorter Time on Site for a Prefab ADU
While the foundation and utilities go in, the unit is built in a factory. That overlap can reduce the weeks a crew spends in your backyard compared with framing a unit stick by stick.
Predictable Floor Plans
Prefab units come from a set catalog of layouts. Owners can see the finished plan and finishes before ordering, which suits people who want fewer design decisions.
Factory Quality Control for Modular ADUs
Walls, plumbing and wiring are built indoors under controlled conditions, out of the summer heat and winter rain. Factory inspections happen before the unit ships.
Same ADU Rights as a Site-Built Unit
A prefab ADU uses the same state protections: the same setbacks, the same size allowances and the same ministerial review. The building method does not change your rights.

FAQs
FAQ on Factory-Built ADUs in Santa Clarita
Will a factory-built unit save money on my Santa Clarita lot?
Sometimes. The purchase price can look lower, though delivery, crane, foundation, utilities and permits are added on top. On a flat, accessible lot prefab can come out ahead; on a difficult lot, site-built may be comparable or lower.
Do I still need a permit for a prefab ADU?
Yes. Factory-built units need a local permit for the foundation, utilities and site plan. In the city that comes from the Planning Division and Building & Safety, and in unincorporated areas from LA County.
How do I know a crane can set a module in my yard?
Reach is the deciding number: the distance from where the crane can park to the center of the pad, measured past any Edison lines, branches and rooflines in the way. We walk the delivery route before any product is ordered.
Can a prefab ADU be built in a high fire hazard zone?
Yes, if the product meets Chapter 7A ignition-resistant construction. Not every prefab system offers that package, so the fire zone narrows the choices.
