Tesoro del Valle ADUs

Hillside ADU Builder in Tesoro del Valle

Tesoro del Valle is a hillside community north of Copper Hill Drive, with about 820 homes and roughly 770 acres of open space. It joined the city in November 2022, and its terrain shapes every ADU decision.

Tesoro del Valle ADU Permits Since the 2022 Annexation

Tesoro del Valle was unincorporated Los Angeles County until November 14, 2022, when it became the city's 41st annexation. ADU permits that once went through the county now go to the City of Santa Clarita: the Planning Division reviews the ADU, then Building & Safety handles plan check.

Every home in Tesoro was originally permitted by the county, and some owners added patios, pools or room additions under county permits as well. Those records still matter when an ADU ties into the house. We find them early. If past work lacks a permit, it gets resolved as part of the ADU process rather than discovered at final inspection.

Building on Tesoro's Graded Hillside Pads

Tesoro was built on graded pads cut into the hills, and many homes have slopes rising or falling behind them. A slope is often maintained by the HOA or is part of a common area, which limits where a backyard ADU can sit. The usable pad, not the full lot, is the real building area.

A detached ADU on a pad needs a soils review, a foundation designed for the ground and the nearby slope, and setbacks from slope edges that the soils engineer recommends. Drainage has to send roof and patio water to approved outlets, away from slopes. Retaining walls to gain space are possible but add engineering and cost, so we look first at whether a junior ADU or garage conversion meets your needs.

  • Soils review for any new foundation
  • Setbacks from slope edges set by the engineer
  • Drainage directed away from slopes
  • Confirm which slopes are HOA-maintained

Wildfire Construction for Tesoro del Valle ADUs

With hundreds of acres of open space around it, Tesoro sits close to brush-covered hills. Fire hazard mapping is a primary design factor, and CAL FIRE's 2025 maps expanded the Very High zones in the Santa Clarita Valley. We confirm the zone for each parcel.

Chapter 7A governs an ADU in a mapped zone. Expect noncombustible or ignition-resistant cladding, Class A roofing, vents that resist embers, boxed-in eaves and tempered glazing. Defensible space has to be maintained around the new unit, and the landscape plan should support that. Building new to these standards is simpler than retrofitting older structures, and it adds a hardened building to the property.

HOA Review and ADU Types in Tesoro

Tesoro has a homeowners association with architectural guidelines. Exterior changes need its approval in addition to the city permit. California law stops the association short of banning a unit or loading it with unreasonable conditions. Roof, color and material standards still apply, and we match them to the existing house.

Because yard space is often limited by slopes, junior ADUs and garage conversions are common choices. A JADU of up to 500 sq ft fits inside the house. A garage conversion yields a full ADU, and the city does not require replacement parking. Where the pad has room, a detached cottage offers the most separation and can capture views over the hills.

ADU Options for Tesoro del Valle Lots

01

Junior ADU Without Hillside Work

A JADU inside the existing home avoids grading, retaining walls and slope setbacks entirely, making it the simplest ADU on many Tesoro lots.

02

Tesoro Garage Conversion

An attached garage converts into a full ADU without touching the slope. Parking does not have to be replaced under city and state rules.

03

Detached ADU With Hillside Views

On a pad with room to spare, a single-story cottage built to Chapter 7A can look out over open space while meeting slope setbacks.

04

Fire-Hardened ADU Construction

New construction to wildfire standards adds a building with ignition-resistant materials and a defensible-space plan to the property.

FAQs

Tesoro del Valle ADU FAQ

Who permits ADUs in Tesoro del Valle now?

Since the November 14, 2022 annexation, the city does. Planning looks at the ADU standards, and Building & Safety follows with plan check.

Can I build an ADU on the slope behind my Tesoro home?

Usually not on the slope itself. Many slopes are HOA-maintained or common areas, and building near slope edges requires engineering and setbacks. The usable pad is the real building area.

What fire-zone rules apply to an ADU in Tesoro?

If the parcel is in a High or Very High zone, the ADU follows Chapter 7A construction standards, and defensible space applies. We check the current CAL FIRE map for each lot.

Will the Tesoro HOA approve my ADU?

State law requires the association to permit ADUs, though its architectural committee still weighs in on looks. Our drawings follow Tesoro's guidelines and the existing house so that review is short.
